Mortgage lending glossary
Lending runs on a small set of terms that decide what has to be verified, what has to be disclosed, and by when. These are the ones that come up most often in a loan file.

How these terms connect
Verification, disclosure and compliance are not three separate obligations. A VOE, VOI or VOD produces the figures a disclosure is built from. A disclosure creates a timing obligation under TRID. A compliance review checks that both happened, in the right order, with evidence. When one of them is handled outside the loan file, the other two inherit the gap.
TRID
The rule that governs which mortgage disclosures must be given and by when.
RESPA
The settlement procedures act behind disclosure and referral rules.
ECOA
The fair lending act behind adverse action notices and application handling.
VOE
Verification of employment.
VOI
Verification of income.
VOD
Verification of deposit.
